Why Use Boxwood's Commercial
Property Evaluation?

Cost Efficient

For lenders managing small balance commercial loans, full appraisals carry significant costs relative to the value of the transaction and the time they consume introduces risk into deal execution. Boxwood Means provides a proven alternative in lieu of appraisal, applying a proprietary, streamlined evaluation process that delivers a complete scope of work at a price point aligned with small-balance loan risk.

Commercial Evaluations – FAQs

What is a Commercial Evaluation?

A commercial evaluation is an alternative valuation solution supporting commercial real estate lending, underwriting, collateral analysis, acquisition analysis, and credit or portfolio decisions when a full appraisal may not be required. Evaluations are compliant with the federal Interagency Appraisal and Evaluation Guidelines (IAEG) and the Financial Institutions Reform, Recovery, and Enforcement Act (FIRREA). Boxwood’s commercial evaluations provide clear, well-supported value conclusions designed to help teams understand the property, market, assumptions, and valuation rationale.

Who uses Boxwood commercial evaluations?

Commercial banks, credit unions, and non-bank lenders nationwide use Boxwood commercial evaluations for small-balance CRE lending — including origination, renewals, credit reviews, portfolio monitoring, workouts, and investment decisions. Servicers, appraisal management companies, and credit teams also use them when a full appraisal is disproportionate to the loan size.

Are there restrictions in their use?

Under FIRREA and the Interagency Appraisal and Evaluation Guidelines, regulated financial institutions may use an evaluation in lieu of a full appraisal on qualifying transactions — typically those below the applicable regulatory threshold and consistent with internal credit policy. Institutions should confirm transaction eligibility, intended use, and any investor or agency requirements before ordering.

How do commercial evaluations help lenders?

They reduce cost and cycle time without sacrificing documentation quality. Reports can be delivered in as few as seven business days, are priced for small-balance lending, and provide FIRREA- and IAEG-aligned analysis — property data, comparable support, inspection findings, and a clear value conclusion — so credit teams can move origination, renewal, and review files forward with confidence.

Can commercial evaluations be utilized for SBA 7(a) loans?
What about SBA 504 loans?

Evaluations may be appropriate for certain SBA 7(a) transactions when loan size, collateral, and current SBA SOP plus your institution’s policy permit an evaluation in lieu of an appraisal. SBA 504 real-estate collateral more often requires an appraisal rather than an evaluation. Confirm the current SBA standard operating procedure and your credit policy before ordering either product.
